Delta and Langley are the agricultural end of our service area and the far end of it, and both facts shape how we work out here. This is where a lot of the region's food is grown, packed and chilled, so much of our work in these communities is farm and processing refrigeration rather than household comfort. It is also the longest drive on our list, which we would rather say plainly than bury three paragraphs down. Farmland, and the cold chain sitting on it
About half of Delta's land base is in the Agricultural Land Reserve, and a large share of the region's field vegetables come off it. What that means for us is equipment most contractors rarely touch: produce coolers, packing-shed refrigeration, root and bulb storage, refrigerated trailers and small processing rooms. Seasonal load is the hard part. A cooler that runs flat out for eight weeks of harvest and then sits idle for months is a harder maintenance problem than one running steadily all year, because the failures happen on start-up under full load — at the single moment of the year when there is product waiting and nobody has a spare day.
In the Township of Langley, the supply depends on the address
Worth flagging before it costs you a service call. Most of this region drinks treated surface water from Metro Vancouver's reservoirs, and equipment advice written for the Lower Mainland quietly assumes that everywhere. The Township of Langley is the one part of this page where the assumption does not simply hold: alongside the regional supply the Township also draws on local groundwater wells, blended and treated before distribution, and the proportions have shifted over the years. What we will not tell you is that this makes your water hard — nothing we have seen establishes that, and we would rather say so than repeat a story we cannot stand behind. What it does mean is that anything with a water circuit, an ice machine most of all, is worth measuring instead of assuming. We test at your site on the first visit and set the cleaning interval from the result.
Bigger lots, bigger houses, longer duct runs
Detached homes out here sit on more land than anything closer in, and they tend to be larger, ducted and spread over two floors and a basement. That combination produces the complaint we hear most in Willoughby, Walnut Grove and Tsawwassen: the far bedrooms never quite get there. Long duct runs shed air, the returns are undersized because the system was designed for heating alone, and adding a cooling coil later makes every bit of it worse. Zoning, a return-air correction or a single ductless head on the problem end usually fixes it for less money than a bigger system does, and we measure before recommending which.
Distance is part of the job, so we plan around it
We are not going to pretend Aldergrove is Burnaby. On a run out here a return trip for a part costs most of a day rather than an hour, so we carry more on the truck for Delta and Langley calls and we confirm model and serial numbers before we set out. Scheduled work gets batched into planned days so several sites share one trip, which is cheaper for everybody involved. And for commercial sites out here that genuinely cannot absorb a long wait, the honest answer is a maintenance agreement with priority response and equipment that is not already on the edge — not a faster promise we would have to break.
