Surrey is not one service area, and pretending otherwise is how contractors end up two hours late. It covers roughly three hundred and sixteen square kilometres — more ground than any other city in Metro Vancouver — organised around town centres that are genuinely separate places: City Centre and Whalley in the north, Guildford to the east of them, Newton across the middle, Fleetwood, Cloverdale out toward the valley and South Surrey down near the border. Town centres, and the drive between them
Whalley to Guildford is a short hop. Whalley to South Surrey is a different afternoon. Cloverdale sits out toward the valley with farmland behind it, and Newton spreads across the middle with no single obvious spine to run down. We route Surrey work by town centre rather than by postal code, and when we book you we say which part of the city the truck is starting from. That matters for scheduled work and it matters far more for an emergency, because the honest gap between the north end of Surrey and the south end of it is wider than the gap between Vancouver and Burnaby.
New houses, good ductwork, no cooling
A large share of Surrey's detached stock is recent enough to have been built with a forced-air furnace and a complete duct system, and no cooling at all, because at the time nobody was specifying it. That is the cheapest cooling retrofit available anywhere in the region: an evaporator coil into the existing air handler, an outdoor condensing unit on a side pad, a line set between them. What actually decides the job is whether the ducts can carry the extra airflow cooling demands, and whether the electrical panel has the space and the capacity for a compressor. We measure static pressure and open the panel before quoting, so neither of those turns up on install day.
Houses with suites, and two people wanting two temperatures
Surrey has a great many homes with a secondary suite downstairs, and a single-zone system will never satisfy both households — the suite runs cold while the upper floor overheats, or the reverse, and the thermostat always seems to be in whichever half is not complaining. Sometimes zoning the existing ducting is the answer. Sometimes a ductless head in the suite, on its own control, is cheaper and better than any amount of balancing. And a suite is also a second occupant load the panel is already carrying, which is worth confirming before a compressor is added to it rather than afterwards.
Strip retail and the rooftop units above it
Surrey's commercial growth has arrived mostly as plaza and strip retail along King George Boulevard, Fraser Highway, Scott Road and 152nd Street — a restaurant, a grocer, a clinic and a salon under one roof, each with its own package unit installed with the building and, in a great many cases, untouched since. Those units fail for cheap reasons: a filter nobody has changed since the building opened, a belt gone hard and slipping on its sheave, a condenser matted shut with cottonwood. We tag every unit on a property, keep its readings under that tag, and send written findings each time we attend, which is what lets a property manager budget a replacement instead of reacting to one.
