What a plan actually includes

Every plan is built around the equipment you have rather than a package name. A visit covers cleaning, inspection and measurement — condenser and evaporator coils, filters, belts, drains, refrigerant charge, electrical connections and amp draws, controls and safeties — and ends in written findings: what was done, what was measured, and what is trending toward failure. Anything needing repair is quoted before it is carried out.

Commercial and residential are different jobs

A restaurant with a walk-in, an ice machine and two rooftop units needs a different rhythm from a house with a heat pump. Commercial agreements are usually quarterly or semi-annual, cover several assets, and carry priority response because downtime has a dollar figure attached to it. Residential plans are typically one visit per system per year, timed ahead of the season that will work it hardest.

Warranty, records and budgeting

Most manufacturers require documented annual maintenance to keep a warranty valid, and claims are commonly refused for missing service records.
